We are here to work with  you in all areas of the negotiation, and secure the proper asset cost in accordance with the proper "Cap Rate", that conforms with the right asset price at the "Ask"

Our aim, before you submit a Letter of Intent to purschase such Asset, we do get involved with the Owners and make sure they undrestand fully what is a Cap Rate, and why they need to offer at the Ask their asset, understanding the Price at the Ask, must conform closely with the norms of an acceptable Cap Rate.

Hotel Acquisitions Consulting Agreement

Once, we have reached a mutual agreement to work together on a possible negotiation, we will submit for your perusal and approval a working contract "Contrato de Prestación de Servicios de Adquisiciones Hoteleras y Desarrollos", and will designate the starting date to gather the initial basic information of a "BIO" os such Hotel for your review and approval to proceed onto the next step.

Satisfy your expectations, by making sure all of the Permits, at all Local - County - State and Federal Levels, must be current, showing the appropriate Paid in full seals on all permits......In many cases, Owners do not show these permit paid in full, thus, it becomes a subject for negotiation, if need be,

Our selectedTeam of Licensed Brokers are always in contact with our Portfolio of Hotel Owners in Vacation Destinations located in the East and West beaches of the Atlantic and Pacific Oceans, so, once, we know, what are your needs, we get to work in all areas and meet with Owners and aquire as much information of the expected Due Diligence process, ready for you, before you are tu submit a Letter of Intent to purchase such asset, and once, agreed by both sides, we make ourselves available to work alongside from Day 1, and ready to answer any subject, or Document status, so, we can advance at a strong pace and reach a closing date, that will save time and money!

Will not bring you to the table, until we feel, is worth perusing

Sometimes, before the Negotiation can start, some Owners, want to continue offering their Hotel to third parties, thus, it can create a negative process as a Buyer, therefore, we have the Owner sign an Agreement at the time of submittal of your Letter of Intent, whereas, such Owner can Not and will Not circumbent your initial intent to purchase during the Due Diligence process, hence, protect your interest, specially, when an Owner is asking for an initial Deposit of at least 10% of the Asset price at the Ask.
